This can be utilized by covering the amount of closing costs and keeping money in your pocket, OR a strategic move to further reduce their interest rates. Meaning, the seller pays to buy down your interest rate. This approach not only eases the financial burden but also opens up doors to a broader range of potential homeowners. My clients are saving hundreds of dollars each month by utilizing their buy down options on a resale home with seller paid closing costs.
If you’re looking for something brand new, especially during the holiday season, builders in the area are sweetening the deal with enticing incentives. Whether it's remarkably low interest rates or assistance with closing costs to buy down the rate, or even money off the purchase price, these offers make the buying a home actually doable and affordable, again saving you hundreds of dollars each month.

Relocating to Phoenix

Moving to a new state can seem daunting. There’s a lot to think about, finding a good school for the kids, a place where they can go for their sports or activities, finding a new doctor, making new friends, finding a good area, and most important, finding a home that will fit all your needs.
When determining a place to live, consider commute times. If your spouse doesn’t mind a drive, then you can expand your search. If they would like a shorter commute, then you should consider areas within 30 minutes of their job. Phoenix does have a good bit of traffic and you can expect a normal commute into Phoenix or Scottsdale to take about an hour (if you don’t mind a drive).
Phoenix schools are open enrollment. That means, you don’t have to live in the schools boundaries to be able to go there. You will need to apply, so you do need to do your research and start asking around for school options. I recommend checking out local Facebook groups! Another great site I send my clients to is this one! Phoenix also has an extensive list of Charter Schools across the valley that are an increasingly popular option.
Finding the right home can seem like a big task. Especially when you don’t know the area well but, I have been able to help clients relocate to a new area and they end up LOVING it! Phoenix is known for having family friendly suburbs across the valley.

7 Questions to Ask at Your Listing Appointment
Choosing a realtor is such an important decision. You are choosing someone who is going to help you through one of the biggest financial purchases you will make! That’s a serious job! You want to make sure you are choosing the best person for you and the job. Unfortunately, not all realtors are the same! I’ve talked with so many people who tell me about past experiences they had with a realtor that they didn't like. Purchasing or selling a home is stressful enough. Here are some questions you should ask when you interview your realtor to avoid added stresses!
1. What's the market like in my area?
You NEED a realtor who is up to date in the local market. That way you know you are getting advice that is top notch.
2. Is there anything I need to do to prepare my home for sale?
Yes! All the things! Declutter, pack away those things you won't need. You’re moving anyways! Go and get a head start!
3. How do you plan to market my home?
There is more to selling a home than just putting a sign in the yard! These days, social media is the number one way to market a home. You want to make sure they are using professional photos as well!
4. What costs can I expect in selling?
There are costs to selling. It's important to find out what you will have to cover for selling your home. One example is that sellers pay the realtor fees. Ask what those look like in your area. Other costs are going to vary contract by contract. A great realtor will be able to negotiate those for you.
5. What happens if we fall out of contract?
While unfortunate, this does happen! What I would do is reach out to the realtors who came through for showings and find out if they still have an interested buyer. From there, we will set up the Open Houses and marketing again.
6. What do we do once we accept an offer?
All the things! Ha, there negotiations, inspections, more negotiations, appraisals, and more! A great realtor will help you navigate all the bumps along the way to make it a smooth transaction.
7. What can I do to prepare for a showing?
Keep your home clean! I know, it's hard, but it really makes a difference. Take down any family photos, declutter, and please make sure you take your pets!
